What do Riga inhabitants choose: impact of the rhythm of life and the job location on the choice of residence

When buying property people do not buy just a specific house or apartment but rather its surroundings and location. Therefore, location has been a significant factor in choosing a long-term place of residence for years. The study conducted by the real estate developer “Merks mājas” shows that 89% of Riga inhabitants want to live 15 to 30 minutes away from their workplace proving that the convenience of the proximity of the place of residence and workplace are very important for Riga inhabitants.

 

“The requirement of the population to the quality of life related to the living environment is undoubtedly growing. A good layout of the apartment and a comfortable living space are not enough to surprise new apartment owners. The study clearly shows that people evaluate carefully also the location of their place of residence. People need to have convenient and quick access not only to the closest grocery store but also to their workplace because the way to work and back home is the biggest waste of time. It is particularly significant in a city, where traffic is much more intense, and every minute saved on the way is a value. The dynamic rhythm of life in the capital almost requires that everything you need in your daily life is a short walk or ride away. The location of the place of residence is therefore expected to be selected depending on the workplace, this will not change soon and will probably become even more pronounced,” Mikus Freimanis, Board Member at “Merks mājas”, says.

 

Families with children choose a “green” environment

Wishes and expectations of the population largely depend on the rhythm of life. 50% of respondents with one or more children below the age of 18 indicated that the availability of comfortable infrastructure near their residence was essential because of the need to take their offspring to educational establishments and extracurricular activities. Parents of children particularly appreciate if a children’s playground, a park or a green area with a picnic spot, where a family can relax in fresh air, is a walk away from their home. The data of “Merks mājas” show that it is because of the availability of natural and recreation places that families with children choose to buy a property in green and silent neighbourhoods of Riga, for example, in Mezciems, Teika, and on the other bank of Daugava – Sampeteris, Agenskans, which are distinguished by the green infrastructure.

Most industry professionals, including qualified specialists (54%) and middle-level managers (53%), indicated that when choosing a place of residence they appreciated convenient infrastructure – availability of public transport, cycle paths and also electric car charging opportunities. The Silent Centre, the centre and Grizinkalns are particularly suitable for such people.
